Planning & quotes

ORVIAN sp. z o.o. focuses on interior renovations and fit-outs in Warsaw: private apartments, offices, and retail or service units where the work stays inside the building envelope.

Typical scopes include strip-out and preparation, new partitions, coordinated electrical and plumbing first fix, plasterboard, flooring, tiling, joinery, painting, and final snagging before handover.

  • Full apartment or office fit-outs
  • Kitchen, bathroom, and wet-room refurbishments
  • Layout changes with new partitions and doors
  • Finish upgrades before sale, rental, or move-in

Send floor plans or photos to orvian@op.pl if you are unsure whether your scope fits — we will tell you honestly what we can take on and what may need a specialist partner.

We start on site, not with a generic brochure. A site visit lets us see ceiling heights, substrates, existing installations, access for materials, and how you actually use each room.

During the visit we discuss your priorities, timing, and budget range. We note constraints from the building (rules, quiet hours, lift size) and flag anything that could affect cost or sequence later.

After the survey you receive a structured outline: suggested scope, main phases, and a realistic budget band. Detailed pricing follows once measurements and specifications are confirmed — not before.

Yes. Before work starts you receive a written scope that lists what is included, what is excluded, and the order of operations. That document is the basis for pricing and for sign-off at handover.

The schedule reflects real build logic: drying times, delivery slots, inspections, and days when the site cannot be worked. It is not a best-case calendar — it is what we plan to deliver against.

If the site reveals hidden conditions (moisture, uneven substrates, outdated wiring), we describe options and cost impact in writing before proceeding. Surprises belong in the open, not on the final invoice.

On site & during the build

Often yes, when the scope can be phased. We split work by room or zone so a kitchen, bathroom, or bedroom remains usable for as long as safely possible.

Live-in and live-work projects need extra planning: protection of routes, agreed quiet hours, advance notice of water or power shut-offs, and storage zones that do not block escape paths.

We align with building management on lift bookings, loading bays, and neighbour communication. If full decant is safer or faster, we say so during quoting — not halfway through the build.

Duration depends on scope, access, and drying or curing times — we quote a range tied to your written schedule, not a single optimistic date.

  • Single wet room or kitchen refit: often several weeks of on-site work
  • Multi-room refresh with finishes: commonly one to three months
  • Full apartment or office fit-out with MEP changes: often three months or more

Your schedule shows milestones (strip-out complete, first fix, finishes start, handover walkthrough) and what we need from you at each step — sample approvals, access, or decisions on variations.

You have one ORVIAN point of contact. We sequence trades, book deliveries against lift and parking rules, and keep daily tidiness and protection in shared areas.

Materials are ordered to approved specifications. Deliveries are staged to limit double handling and blocked entrances — especially important in central districts and managed buildings.

You receive concise progress updates with photos: completed work, what starts next, and anything that needs your decision before we continue. You should not need to chase individual crews for answers.

Finishes are checked in the actual light of the room before full runs — paint, tile, and joinery samples on site reduce costly rework later.

Junctions matter: skirting, door frames, and transitions between materials are aligned so the space reads as intentional, not “almost finished.”

Handover is a joint walkthrough with a punch list. Items are closed before the room is signed off. Completion means the agreed scope is delivered — not simply that the calendar date arrived.

Area, contracts & payments

We are based at Mołdawska 5, 02-127 Warsaw. Most projects are within Warsaw municipality, where we can manage daily site presence and logistics efficiently.

For locations outside the city we assess travel, storage, and response time during the survey. We only commit when we can maintain the same standards of communication and site discipline.

Invoices are tied to agreed milestones in your contract — typically aligned with major phases such as preparation, first fix, finishes, and handover.

Amounts, due dates, and VAT treatment are set out in the quote and contract before any work begins. Variations are documented and approved before extra work is carried out.

If you need a payment structure for a lender, landlord, or internal approval process, tell us early so we can align milestones with your documentation requirements.

ORVIAN sp. z o.o. is a Polish limited company carrying out construction and interior renovation activity. Company details and correspondence address are listed in the site footer and on our contact page.

Insurance and contractual terms relevant to your project are confirmed in writing with your quote. If your building management or landlord requires specific certificates or naming on policies, share their checklist when you request a quote.
